On a rainy Thursday evening, Mahar Real Estate marked the beginning of an exciting new chapter with a lively launch event at The Tin Barn in Clermont on September 26th. Despite the weather, over 120 people filled the venue, drawn together by a shared sense of community and optimism. The event, supported by sponsors Matt Buono of Homestead Funding, Derick LaTorre of LaTorre Insurance, Montgomery Bopp from Columbia-Greene Home Inspections, Matthew Greisemer of Freeman Howard Law Firm, Karin Sterritt from Trustco Bank, and Becca the Baker, brought a vibrant energy to the evening.
“The energy was electric, a true celebration of community,” said Daniel ‘Dan’ Mahar, founder of Mahar Real Estate. “Family, friends, and friends who’ve become family—everyone was there. This night wasn’t just about the launch of Mahar Real Estate, it was about coming together. It reminded me that, in real estate, as in life, the windshield is far bigger than the rearview mirror. We’re always looking ahead, moving forward, and building for the future.”
Mahar’s remarks during the event focused on gratitude and the importance of relationships. He echoed a message from his company’s brochure (available at maharrealestate.com): “You either came for the free tacos, or because you believe in me. Whatever brought you here, I’m grateful for our connection.”
Mahar also touched on the shifting landscape of the real estate industry. “The only constant is change, and this industry is no exception. While technology drives so much of what we do, face-to-face connections are more important than ever.” In just under two months, Mahar Real Estate has 11 listings (most in contract), represented 4 buyers, and generated over $6 MM in total volume, a milestone that reflects the strength of those connections.
“We’re grounded in Hudson and Columbia County, but our focus is always on the road ahead,” Mahar added with a smile. “Our office, located in the City Centre, Suite 304C, might be small—a desk, a few chairs, no internet, but we’ve got a Keurig! Come have a coffee! It’s the perfect place to meet clients and stay connected to the heart of the city, with two current listings just steps away.”
Mahar Real Estate’s first sale, 517 Prospect Street, a fully renovated Hudson home with a standout garage, went from listing to closing in just 36 days last month. The company is currently representing two premier properties in Hudson: 44 Worth Avenue ($924,999) and 830 Union Street ($698,000), showcasing the diversity of the city’s architecture and opportunities. Full listings are available at maharrealestate.com.
44 Worth Avenue is an Edwardian gem that beautifully balances original features with modern updates like solar panels, a seamless metal roof, renovated kitchen and bathrooms. The home is grand in its current form, but the potential to convert the third floor into additional living space adds even more value. A private two car multi use garage in the backyard, with access to Worth alley, complete with a balcony and a wood-burning fireplace, further sets this property apart.
Just around the corner, the investment duplex at 830 Union Street offers another exciting opportunity. With a price of $698,000, this property is perfect for those looking to invest or create an owner-occupied home. “Homestead Funding offers a 5% down Conventional Multi-Family loan,” Mahar explains, “making this a smart option for buyers. And with water, sewer, and power already in place, converting the existing barn into another unit would increase its value substantially.”
Looking ahead, Mahar Real Estate is proud to sponsor the 24th Annual Ghostly Gallop for the Hudson Area Library. “I’ve been running in the Gallop since 2017, and in 2021, I won the virtual race. That year, it was just me running by myself during COVID, but a win’s a win!” Mahar said with a laugh. “Running, much like real estate, is about perseverance. The road can be quiet, but you keep moving forward. This year, I’ll take it easy, focus on being with the community, and might even wear a costume.”
In keeping with the spirit of connection, Mahar Real Estate is offering free registration for anyone who wishes to join their team for the Ghostly Gallop. “It’s not about the race—it’s about bringing people together and supporting our community. There won’t be any T-shirts or fanfare from us, just people gathering for a cause. That’s what Mahar Real Estate is all about.”
